📃👏 IN ESCROW: 170 detached homes and 149 attached homes went into pending status.
🔑 RECENTLY CLOSED: 168 detached homes and 157 attached homes have closed escrow.
📅 AVERAGE DAYS ON MARKET: Detached homes were on the market for an average of 27
days, whereas Attached homes averaged 25 days on the market.
💸 30-DAY RUNNING MEDIAN SOLD PRICE and YOY CHANGE: The median sold price for homes in Metro San Diego for the past 30 days was $916,500 for detached homes, which is up 8% YOY and $570,000 for attached homes, equating to a decrease of 2.6% YOY.
📈 As of 12/01/2022, the median YTD sales price of detached and attached homes in Metro San Diego was $775,000. The median sales price of detached and attached homes in San Diego County is ⬆15.7% 📊
Compared to the same time last year, the average attached home was 95sf less, but last year there were many more high-end condos compared to this year’s sales, with 2 units selling for over $3M each, 3 for over $2M, and 8 selling for over $1.5M!
