But newly pending sales dipped in both markets, suggesting demand may be cooling just as supply builds. Median days on market also fell for detached homes — a sign that motivated buyers are still acting quickly.

Detached Homes Summary
Detached listings surged again, up 16% week-over-week and now 8% above the recent 4-week average. Buyers finally have more options, but demand didn’t keep pace — pending sales fell nearly 9% from last week. Interestingly, homes sold faster, with median DOM dropping to 15 days.
Active inventory reached 3,424 — up 75% compared to the same time last year. That’s a huge jump, and it’s giving buyers more leverage than they’ve had in recent spring markets.
🏢 Attached Homes (Condos + Townhomes)

Attached Homes Summary
Attached homes also saw a rise in new listings, now up 8.2% over the 4-week average. But pending sales dropped for the second week in a row, down 5% from last week and 31% lower than this time last year. Meanwhile, both median and average DOM ticked up — a sign that buyers are slowing down.
Active inventory for condos and townhomes is now 91% higher than last year. With supply building, the competition may cool heading into summer.
